Information for Landlords

BRONZE-Advertise only

We will advertise in our showroom, boards, our website at Dunbarestateagents.com, Find a Property.com and periodically The Argus property pages. When a client registers interest we take their details and pass these on to the landlord allowing them to carry out their own viewings and  all responsibilities (e.g. tenant reference checks etc.) following the introduction of a prospective tenant.

SILVER Let Only/Finders Service

This service is the best option for landlords who enjoy playing an active role in within their tenancy. We will find you a tenant, do all the relevant requirements (see Tenant Requirement Document) establish the tenancy and then everything will be handed over to the landlord to manage after. All rental payments and maintenance issues will go directly between the tenant and the landlord.

·         Meter readings taken

·         Collection of first month’s rent and deposit

·         Registration of deposit

Finder’s Service charge is deducted from monies from tenant. The balance is then transferred to the landlord.

For Full Move in service (as in Gold service) without taking up full management, there will be a charge.

GOLD Management Service

This management service is ideal for those who are unable or do not want to play an active role in the rental of their property. Some matters can then be left in the hands Of Dunbar Estate Agents LTD.  This is a basic management service. Detailed below is what we offer at this level.

·         Collection of rent and payment to landlords by Bacs

·         Key holding service

·         Utility companies notified of meter readings and new tenant details

·         The preparation of inventory and condition précis.

·         Arrangement of maintenance works that may arise up to £250

·         Check out tenant

·         Deal with dilapidations against the bond

·         Prepare property for  re- letting

Finders service charge is deducted first month and then the agreed management fee per month thereafter. Also any maintenance work that is carried out will be deducted from rent and balance paid to landlord.

Tenancy renewals

For all tenancy renewals relating to tenancies set up by Dunbar Estate Agents Ltd there is a charge, payable by Tenant.

 

Other landlord instructions

Advice to landlords, serving of notices, rising of tenancy agreements, move ins, for landlords not using Gold, Silver or Bronze services, can be arranged by negotiation.

Please be aware that should a landlord find his/her own tenant whilst under the instruction of Dunbar Estate Agents Ltd then they will incur a charge.

Two weeks’ notice will be required to remove property from rental list should you be instructing a new agent.
